A strata carpark door can open and close hundreds of times a week, so it wears far faster than a house door and needs a service plan, not just repairs. Premium Garage Doors repairs and services shared carpark doors, shutters and motors in Sydney CBD (2000), Chatswood (2067), Parramatta (2150), Bondi (2026), Manly (2095) and across Sydney, Monday to Saturday from 7am to 6pm. Repairs are quoted on site, and new commercial shutters start from about $2,500.

Who is responsible for a strata carpark door in NSW?
In most buildings the shared carpark door, its motor and its controls are common property. Section 106 of the Strata Schemes Management Act 2015 requires the owners corporation to maintain and repair common property and keep it in good and serviceable repair. In practice, residents report the fault to the strata or building manager, who arranges the repair. A garage door inside an individual lot, such as a private lock-up garage, may be the lot owner's responsibility, so check your strata plan and by-laws.
How often should a carpark door be serviced?
It depends on how hard the door works. A busy basement door in a large tower may need servicing several times a year, while a small block with a handful of cars may need only one or two visits. We set the interval by the door's daily cycles, its age and its condition, and agree a schedule with the strata manager. A typical service checks the curtain or panels, springs, guides, motor, limit settings, remotes and safety devices.
Warning signs that a shared door is about to fail
- The door runs slower than usual, labours near the top or stops partway.
- New grinding, banging or squealing noises.
- The door reverses for no obvious reason, or will not close at all.
- Remotes only work close to the door.
- Visible damage: bent guides, dented curtain slats or frayed cables.
Reporting these early usually means a part replacement instead of an emergency call when the door is stuck.
Safety: sensors, auto-reverse and pedestrians
Shared doors move in spaces where people walk, so safety devices matter. Photo-electric beams and safety edges should stop and reverse the door when something is in its path, and they should be tested at every service. Garage doors in Australia are covered by AS/NZS 4505, the standard for garage doors and other large access doors, and we work to Australian standards on every job.
Repair, rebuild or replace?
Most carpark door faults are fixed with parts: a new spring, guides, a motor or a control board. Replacement makes sense when the curtain or panels are badly damaged, parts are no longer available, or repairs are becoming frequent and expensive. We give the strata committee a clear repair-versus-replace comparison so they can decide with the numbers in front of them.
Lost remotes, fobs and access control
Lost remotes are a security issue in a shared building, because anyone who finds one can open the carpark. Most motor receivers can be cleared and the remaining remotes re-coded, which locks out the missing one. Keypads and app control can reduce the number of remotes in circulation, and some systems let the building manager add and remove users. Tell us how many remotes are in use and we will recommend a set-up that is easy to manage.
What to tell us when you call
- The building address and how we get access to the carpark.
- The door type and, if you know it, the brand of the motor.
- What the door is doing: stuck open, stuck shut, noisy or reversing.
- Who can approve the work: the strata manager, building manager or committee.
Frequently asked questions
Can residents book a carpark door repair directly?
For the shared door, usually not. It is generally common property, so repairs are arranged through the strata or building manager. For a private garage door inside your own lot, you can usually book us yourself; check your by-laws if unsure.
How much does a strata carpark door repair cost?
Repairs are quoted on site after we check the door, springs, motor and controls, and the price is confirmed before work starts. New commercial roller shutters start from about $2,500. Quotes include GST.
What are your hours for strata work?
We work Monday to Saturday from 7am to 6pm. Where possible we plan carpark work around residents' busiest times, and urgent faults such as a door stuck open get same-day priority when you call early.
